Structured Global Capital serves as the development managing member for the Condado Hotel and is responsible for securing project equity, hospitality tax credits, and project-level financing, with construction currently slated to commence in June 2026

The Condado Hotel is a planned 20-story, approximately 242-key branded lifestyle hotel located in the heart of the Condado tourism corridor, Puerto Rico’s most established and highest-performing hospitality, retail, and dining district. As the Fund’s flagship asset, the project is designed to achieve strong ADR, RevPAR, and occupancy performance, supported by Condado’s durable demand fundamentals, limited new supply, and high barriers to entry.
The hotel concept integrates efficient urban design with immersive, experience-driven amenities, positioning the property as a next-generation lifestyle hotel tailored to Millennial and Gen-Z travelers, as well as leisure and business guests seeking vibrant communal spaces and an “affordable luxury” hospitality experience.

IN DEVELOPMENT
Océano is a premier ultra-luxury oceanfront residential development located directly adjacent to the Beach Club at Palmas del Mar in Puerto Rico, one of the island’s most exclusive master-planned resort communities.
Will Pitts, Principal of Structured Global Capital, is the project developer and successfully secured the project equity, completed all project design and entitlements, and advanced the development through full pre-construction planning.
The project is designed as a one-of-a-kind oceanfront community, consisting of a six-story residential structure with 18 ultra-luxury condominium residences, complemented by 18 private casita guest houses. The development blends modern elegance with Mediterranean transitional architecture, establishing a new benchmark for sophisticated oceanfront living in Puerto Rico.

Treaty Oaks is a 418-unit residential community located in St. Augustine, Florida, developed through a co–master development partnership between WGPITTS and Eastwind Properties. The project involved the acquisition and development of a 165-acre land parcel and required complex coordination across land entitlement, infrastructure development, vertical construction, and capital formation.
WGPITTS led the assembly of the partnership group, secured both the acquisition and development financing, and managed the design, engineering, and construction of the residential community. A major component of the project included the design and construction of approximately $5 million in off-site public infrastructure, including the development of Brinkoff Road, a mile-long county collector roadway serving the site.
The project was developed and executed by WGPITTS, with Will Pitts, Principal of Structured Global Capital, serving as lead sponsor and private equity manager. Will Pitts successfully structured and secured the project’s private equity raise, providing investor members with a preferred return and ultimately exceeding targeted project profitability projections.
In addition to its role as developer, WGPITTS served as the prime contractor, delivering all design-build professional and construction services, including:
Earthwork and site preparation
Sanitary sewer and potable water systems
Storm drainage infrastructure
Roadways and internal circulation
Underground electrical systems
Amenity center and swimming complex
Treaty Oaks represents a fully integrated development executed from land acquisition through infrastructure delivery and vertical construction, demonstrating WGPITTS’s capability to manage complex, large-scale residential projects while delivering strong risk-adjusted outcomes for capital partners.

Hampton Professional Park is a Class A, three-building office complex totaling more than 55,000 square feet, developed and executed by WGPITTS with Will Pitts, Principal of Structured Global Capital, serving as lead sponsor and private equity manager.
Will Pitts successfully structured and secured the project’s private equity raise, providing investor members with a preferred return and ultimately exceeding target project profitability projections.
The project consists of three luxury office buildings constructed with concrete block exterior frame structures, accented by concrete roof tiles, marble architectural elements, reflective glass, and enhanced by professional landscaping and site lighting.
WGPITTS served as the project developer and operating partner, overseeing all aspects of execution, including:
Partnership structuring and investor management
Securing project financing
Managing engineering and architectural design
Performing project construction
Managing unit sales and dispositions
Coordinating lender payoffs
Distributing returned capital and profits to equity partners
Hampton Professional Park was fully executed from development through disposition, resulting in the successful repayment of all lenders and the full return of investor equity with profits, demonstrating disciplined execution across the entire project lifecycle.
